Wm farmer & sons policies 

General Booking Policies

  • Two night minimum stay requirement on all weekends.
  • One night weekend rentals are granted whenever possible but are solely at the discretion of the reservationist and based on the booking schedule at that time. 
  • No minimum stay requirement for midweek stays, Sunday – Thursday.
  • Check-in is 3pm. Check-out is 11am. 50% deposit charged at the time of booking to hold the room.
  • Early check outs will not be refunded.
  • Reservations made with a gift card still require a credit card to be put on file.
  • The remaining balance is charged to card on file 72 hours prior to check in. If you would like to arrange an alternative form of payment for your remaining balance ie. Cash, Gift Card or a different Credit Card, please inform us at least 72 hours prior to check in.
  • ID and credit card needs to be shown upon arrival. If you are doing a self check-in, please come to the front desk during the hours of 9am – 5pm.
  • Starting in 2018, the following holidays will require a three-night minimum stay: New Year’s Eve, Martin Luther King Day, Presidents Day, Memorial Day, Labor Day and Columbus Day.  If a holiday falls midweek, the three day requirement will begin the weekend before and end the day after the holiday. 
  • There is no smoking in any of Wm Farmer and Sons rooms. A $150 cleaning fee will be charged if any evidence of smoking is found.
  • No guests other than those on individual room reservations are permitted on property unless in public spaces: the Restaurant, Bar or Mercantile.  Public spaces do not include our common areas: the Merchant House first floor and the main hotel 3rd floor deck.
  • No organized gatherings are permitted unless pre-approved and arranged through management.

Maximum Guest Accommodation Policies

  • Our rooms with one bed are able to accommodate two adults. Our rooms with two beds are able to accommodate four adults. Air mattresses are provided for children only and cannot be set up in all rooms.
  • We cannot accommodate more than two adults per bed. If you show up with more than the maximum number of guests your room can accommodate, we will be forced to turn you away due to code restrictions.

Quiet Hours

  • Due to the historical nature of Wm. Farmer and Sons’ buildings, sound travels easily between rooms.  We ask that you are respectful of other guests and observe our quiet hours between 11pm and 9am. 

Cleaning Fee for Exceptional Messes

  • Wm. Farmer and Sons strives to present each and every guest the best possible experience. We take great pride in our appearance, upholding ourselves to the highest of standards. To ensure this quality for all, we are happy to maintain the rooms for all guests during their stay, including a daily refresh. We do, however, expect all guests to enjoy within reason and note that exceptional messes will not be tolerated.  An additional fee will be charged for messes that result in the destruction of Wm. Farmer and Sons property: pillows, sheets, etc.  Fee varies depending on the amount of damage.

Failure to Comply

  • Wm. Farmer and Sons strives to be a place for guests to escape and relax.  Our onsite policies are in place to ensure all guests have a comfortable, happy and safe experience.  For your protection, we have instituted a “failure to comply” stipulation to all policies. Any guest or guest of guest found to be disturbing the peace and not complying with our polices will be subject to a $250 “failure to comply” fee.

Cancellation Policies

  • Cancellations made 14 days or more prior to the check in date receive a full refund minus the $25 Administrative Fee.
  • The Administrative Fee is charged per room. (Ex. – 2 room reservation = $50 Admin. Fee)
  • Cancellations made 13-3 days prior to check in date the 50% deposit becomes nonrefundable.
  • Early check outs will not be refunded.
  • Cancellations made less than 72 hours prior to check in are subject to the full cost of stay.
  • We sincerely appreciate you respecting our Cancellation Policy. We are a small operation that simply cannot afford to have rooms sit vacant due to last minute cancellations. In most every instance, we have turned away other potential guests in order to honor your reservation.

Crib & Air Mattress Policies

  • Pack-N-Play Cribs are furnished free of charge. Please request when making your reservation.
  • There is a $20 Setup/Usage fee for air mattresses. Please request when making your reservation.
  • Air mattresses are for children only, not adults.
  • Air mattress cannot be setup in the following rooms: The Sawyer or The Mercer.

Pet Policies

  • We welcome well behaved, non-aggressive and non-vocal, small-medium size dogs less than 30lbs.
  • There is a $25 fee per dog.
  • No more than two dogs are allowed per room.
  • We reserve the right to charge an additional $75 if your pet causes any damage.
  • If left in the room unattended your dog must be well accustomed to remaining in a crate without barking.
  • If your dog is not able to be crated or you do not have a crate then your dog must not be left alone in room.
  • You must provide a cell phone number. In the case that a dog left in the room becomes a disturbance, you need to be able to return to your room immediately.

City of Hudson Overnight Parking Rules

We do have free parking on the street in front of the Inn. Between midnight and 8am parking alternates. To avoid a parking ticket, cars must be moved to the odd side of the street when the next morning’s date is an odd number. Conversely, if the next day is an even-numbered date, cars should be parked on the even side of the street by midnight. For example: if you are parking at 9pm on the 1st of the month, park on the even side of the street, as it will become an even day at midnight. Alternatively, there is also a 24 hour parking lot across from the Amtrak station, which is 2.5 blocks south of the Inn. There is a small daily fee to park in this lot. Wm Farmer and Sons is not responsible for parking tickets received by guests.

Blocks of Rooms (3 or more rooms)

  • 50% deposit to hold the rooms, payable by check or credit card, dependent upon whether or not the deposit will be refunded or applied to the balance.
  • Deposit acts as a security deposit and Wm. Farmer & Sons reserves the right to retain all or a portion of the deposit in the event there is damage to any of the rooms. Assuming no damage to the guest rooms, the security deposit will be refunded 48 hours after all guests have checked out. Any damage incurred in excess of the 50% deposit will be charged to the Host’s card on file.
  • Cancellations made 30 days or more prior to the check in date receive a full refund minus the $25 Administrative Fee.

  • Cancellations made less than 30 days prior to check in are subject to the full cost of stay.
  • The Host will be required to provide Wm. Farmer and Sons with a rooming list for their guests and payment schedule upon booking.  Reservations must be finalized at least a month prior to check in.
  • No guests other than those on individual room reservations are permitted on property unless in public spaces: the Restaurant, Bar or Mercantile.  Public spaces do not include our common areas: the Merchant House first floor and the main hotel 3rd floor deck.
  • No organized gatherings are permitted unless pre-approved and arranged through management.

Buyout Policy

  • During weekends in May through November, Wm Farmer and Sons allows room blocks with contractually bound complete hotel buyouts only. All weekend room blocks require a minimum stay of two nights with no exceptions.
  • A 50% deposit, payable by check, a signed contract committing to the full purchase of rooms, and buyout surcharge (see below rates), payable by check or credit card, is required to secure all room blocks.
  • The deposit will act as a security deposit and Wm Farmer & Sons reserves the right to retain all or a portion of the deposit in the event there is damage to any of the rooms.
  • Assuming no damage to the guest rooms, the security deposit will be refunded 48 hours after all guests have checked out.  Any damage incurred in excess of the 50% deposit will be charged to the Host’s card on file.
  • Wm Farmer and Sons property buyout surcharge for room blocks is $1250. 
  • Hudson Merchant House property buyout surcharge for room blocks is $750.
  • Entire property buyout surcharge for room blocks is $2000.
  • Above surcharges include: locking into current standing rates, locking in the room bookings before the release to the general public, coordination with Wedding Planner/Host, reservation management of rooming list, facilitation of all pre-check in details including Welcome Gift Bags etc., use of our Day of Coordinator to facilitate onsite dealings with the florist, photographer, hair dresser, makeup artist, babysitters and any other “guests of guests” arrangements, assistance in transportation coordination, two night minimum stay requirement waived for Host when in Hudson for wedding planning purposes (subject to availability), and shall the Host decide that he/she would like to book an event within our space, 25% of the surcharge will be put toward the deposit for the event.
  • The Host will be required to provide Wm. Farmer and Sons with a rooming list for their guests at least 2 months prior to check in.  Guests will need to finalize their reservations at least 1 month prior to check in.  Inside a month, Wm. Farmer and Sons reserves the right to ask for the Host's assistance in contacting guests
  • No guests other than those on individual room reservations are permitted on property unless in public spaces, such at the Restaurant, Bar or Mercantile. Public spaces do not include our common areas: the Merchant House first floor and the main hotel 3rd floor deck. Guests of guests are allowed onsite if pre-approved and arranged through management.
  • No organized gatherings are permitted unless pre-approved and arranged through management.
